We have been alerted by several current and past residents in the last few months that the Heights at Lenox is reaching new heights of filthy, shady, noisy residents who are a nuisance to other tenants. Since October 2007, the following episodes have occurred on this property and the management has been totally ignorant about it. An official complaint has been filed with the Georgia HUD with regard to dangerous living conditions, crime on property, unsanitary living conditions that promote disease and a management that violates tenant rights.
1. In September 2007, someone vandalized the elevator in Building C and broke the light inside it. Shards of glass were seen in the elevator that day and with only 1 light , the elevator became dark. A consortium of alert residents have called the manager's office more than 15 times since that day and the elevator continues to remain dark.
2. Loud music, noisy neighbors who have loud drunk parties all night are common especially in buildings A, C and E. Atlanta police have been on premises more than 10 times in the last 3 months to silence these tenants. The drunk tenants usually start the music and the dancing/jumping right after the cops leave. Management has been alerted about certain apartments. Apartment C-406 has made life on the 4th floor and the 3rd floor a hell in the last few months. People have reported to us loud music, loss of sleep, screaming and yelling way past midnight and personal harassment using notes to individual apartments. In spite of more than 10 complaints from surrounding apartments, C-406 continues to be a gangster's paradise. Management continues to ignore tenant rights. This particular case has been filed with the Georgia HUD. We have gathered 11 signatures from surrounding apartments and have been approached by an Atlanta law firm to be represented in a lawsuit against management for negligence and violation of tenant law and rights.
3. Verbal abuse and harassment, especially with women and children has been reported in buildings D and C. The manager's office was contacted 2 times in November but the turned a blind eye to it.
4. There was reportedly a murder in building D in 2007 and the manager's office tried everything they cold to keep it under wraps. It was reported on NBC news at 11 pm.
5. Cockroaches have infested the place with dirt, filth and half-opened trash bags lying in the hallway as some tenants are too lazy to dispose off their trash through chutes.
6. In 5 of the 6 buildings (all except building F), fire extinguishers in the hallways have been vandalized or disappeared. This has an immediate impact on the tenants' safety in the case of a fire and is a direct violation of the Atlanta City Fire Code. Picture of this vandalism will be posted on our web site and are also included in our lawsuit against management.
Given the situation and the deteriorating conditions at the Heights at Lenox, which continues to flip management every year, we highly DISCOURAGE interested tenants from renting at this location. Our recommendation is based on 4 years of 100's of e-mails and pictures from disgruntled tenants in this location. This residential property has become the worst and the most dangerous place to live in Buckhead. The quality of residents has worsened in the past year. Moreover, cockroaches have taken over all buildings and management has been unsuccessful dealing with the problem.
Our intention of providing this factual information was to alert incoming/interested renters from what management will NEVER tell you. These are all facts and nothing else. There is no hope or reason that things will improve at this property. Its vicinity to a MARTA station is no advantage given the dangerous and unhealthy living conditions here.
